Why period properties need a different approach

Victorian and Edwardian properties were built to breathe. Their lime plaster walls, solid brick construction, and single-glazed timber windows allow moisture to pass through the fabric. The decoration system — historically limewash, then distemper, and eventually oil-based paints on joinery — was part of that breathable system.

When modern vinyl emulsions are applied to lime plaster without adequate preparation, and when high-build alkyd paints are applied to joinery that still has decades of old oil-based paint underneath, the results are predictable: blistering, peeling, and decoration that fails within three to five years rather than lasting a decade or more.

Preparing lime plaster walls

Original lime plaster is alkaline. Before any emulsion is applied, the surface must be assessed for:

  • Adhesion: Tap the surface to check for hollow-sounding areas. Delaminated plaster must be cut out and made good before decoration — painting over it will not stabilise it.
  • Residual moisture: Lime plaster in areas of damp ingress must be allowed to dry thoroughly before decoration. Applying paint to a damp wall traps moisture and guarantees early failure.
  • Previous decoration: Multiple layers of old emulsion on lime plaster can reach the point where the combined weight of the paint is greater than the plaster's bond to the wall. In this case, the old decoration must be stripped back before repainting.

On sound, dry lime plaster, a diluted first coat (mist coat) of emulsion — applied at 20–30% dilution with water — allows the plaster to absorb the paint without the surface tension pulling the coating away. Two full coats over the mist coat gives a durable, consistent finish.

Paint selection for period properties

For walls in period properties, a high-quality flat or mid-sheen emulsion in a breathable formulation performs best. Vinyl matt paints seal the surface and can trap moisture in lime plaster. A mineral or silicate-based paint is the premium choice on uncovered lime plaster, though for most residential applications a quality trade emulsion applied over properly prepared lime plaster will perform well.

On joinery — skirting, architraves, window frames, panelling — the specification depends on what is already there:

  • Sound existing oil-based paint: Wash down, sand, and apply an oil-based undercoat and topcoat. Water-based systems can be applied over oil-based paint, but only once the oil paint has fully cured.
  • Multiple failing layers or bare timber: Strip back to bare timber, prime with an oil-based primer, and apply undercoat and topcoat.
  • Bare original timber (after strip): Knot with shellac-based knotting solution before priming to prevent resin bleed-through.

Cornicing, ceiling roses, and decorative plasterwork

Period properties frequently have original plaster cornicing, ceiling roses, and decorative mouldings. The most common problem is overpainting — repeated applications of emulsion over decades that have filled and blurred the original profile detail. The correct approach is to strip back to the original surface using a paint stripper appropriate for plaster, followed by careful reinstatement of any damaged detail before repainting.

Do not apply caulk to fill gaps between cornicing and the ceiling or wall. Caulk moves differently to plaster, and the filled joint will crack within a year. Instead, use fine-surface filler, allow to harden fully, and sand flush before painting.

How many coats does it actually need?

The answer depends on what is going underneath and the quality of the paint. As a rule of thumb: mist coat on bare plaster, plus two full coats, gives a good finish. A dark colour over a light base may require three coats to achieve full hide. A white or pale colour over a well-prepared mid-tone surface may be fine in two. Any decorator who tells you everything needs exactly two coats regardless of the substrate is telling you what is convenient, not what is right.

The quality of a paint job is determined almost entirely by what happens before the brush touches the wall. Preparation is not a cost to reduce — it is where the work is done.
