Whittington Apartments

The Brief

The managing agent for Whittington Apartments commissioned us to carry out a comprehensive external refurbishment of the six-storey red brick residential block. The building, dating from the late Victorian period, had not received a full external programme since the early 2000s. Brick deterioration, failed pointing, and water ingress around window frames were the primary presenting issues.

Scope of Works

We erected full scaffold access to all elevations and carried out a detailed condition survey of the entire external envelope before commencing works. The programme included:

• Full brick face and joint inspection across all elevations
• Cut-and-point repointing to mortar that had failed or carbonated
• Brick repair and replacement to spalling and deteriorated faces
• Removal and replacement of failed lead valley gutters and flashings
• Window overhaul including sash cord replacement, draught sealing, and redecoration
• Full external redecoration in masonry paint to agreed specification
• Roof inspection and tile repair to terracotta roof tiles

Delivery

The block remained occupied throughout. We worked closely with the managing agent to communicate the programme to residents and minimise disruption. Scaffold bays were sequenced to ensure external access to flats was maintained at all times.

The programme ran over twelve weeks and was completed within the agreed timescale and budget. The building now benefits from a comprehensive external envelope in good structural and cosmetic condition, with a residual life expectancy of fifteen or more years before further major works are required.
